Bucharest, with a population of over 2 million inhabitants and a GDP per capita of \u20ac39,316, more than double the national average, is the country’s most important business hub, offering development opportunities across a wide range of economic sectors. Before 1998, the capital was a major industrial hub, with several industrial platforms built across the city, producing everything from heavy machinery to computers. These platforms were located in the central areas of the city, around which today’s neighborhoods developed and which were referred to at the time as \u201cworkers’ neighborhoods\u201d.<\/p>\n\n\n\n

In the years following 1998, some of these industrial platforms were relocated outside the city, while others were completely closed down, with the land on which they had been built being redeveloped into residential projects, office buildings or retail facilities.<\/p>\n\n\n\n

The best areas in Bucharest for business<\/strong><\/h2>\n\n\n\n

Following these transformations, several areas of Bucharest have emerged where former factories were demolished and replaced by modern office facilities, offering access to public transport, particularly the metro, thus creating a favorable environment for investment and business development.<\/p>\n\n\n\n

Floreasca-Barbu V\u0103c\u0103rescu and the Center-West area are the largest business markets in Bucharest, together accounting for more than one million square meters of office space and accommodating more than 100,000 employees.<\/p>\n\n\n\n

Floreasca-Barbu V\u0103c\u0103rescu developed rapidly as a result of the construction of office projects and commercial spaces. The area now offers a variety of restaurants, caf\u00e9s and leisure facilities, creating a dynamic and attractive working environment. Urban regeneration projects and continued investment in infrastructure are contributing to the area’s growing appeal.<\/p>\n\n\n\n

The Center-West area (Groz\u0103ve\u0219ti \u2013 Politehnica), located near university campuses and major transport arteries, has also developed into a popular destination for technology and research companies. The area benefits from easy access to the metro and other public transport options, while modern office buildings and coworking spaces provide a flexible environment for start-ups and companies of all types.<\/p>\n\n\n\n

Bucharest’s modern office stock stands at 3.4 million square meters, with more than 350,000 people working across various business sectors, with IT&C being the dominant one.<\/p>\n\n\n\n

Another important business area is Dimitrie Pompeiu, particularly for IT and BPO (Business Process Outsourcing) companies. The area is home to numerous Class A office buildings with modern facilities, business parks and easy access to public transport.<\/p>\n\n\n\n

Victoriei is another important business area, being very well connected to the rest of the city as well as to Henri Coand\u0103 International Airport, and is preferred by financial services and consulting companies. Due to its proximity to the government and other public institutions, many leading companies choose to establish their headquarters here.<\/p>\n\n\n\n

Areas around Bucharest suitable for logistics and business<\/strong><\/h2>\n\n\n\n

Bucharest is Romania’s largest logistics market, with a modern industrial and logistics stock of more than 3.5 million square meters, representing almost 50% of the total stock built nationwide.<\/p>\n\n\n\n

The development of the logistics and business market around Bucharest has been closely linked to the availability of road transport infrastructure, ensuring easy access to other parts of the country as well as to European transport corridors.<\/p>\n\n\n\n

Thus, more than 50% of the logistics and industrial parks around Bucharest<\/a> have been developed in the western area, along the A1 motorway towards Pite\u0219ti, namely at Km 23 (850,000 square meters) and Km 13 (approximately 1 million square meters).<\/p>\n\n\n\n

As infrastructure has also developed in other parts of the city, two other important logistics hubs have emerged, namely the North-West area (Dragomire\u0219ti, Chitila, Mogo\u0219oaia), where more than 400,000 square meters of space are currently under development, and the North area (\u0218tef\u0103ne\u0219ti), with more than 600,000 square meters.<\/p>\n\n\n\n

In this context, considering the infrastructure investments currently underway around Bucharest, particularly the construction of the new A0 motorway ring road, there is potential for the development of other areas located close to this transport route.<\/p>\n\n\n\n

Currently, industrial and logistics projects totaling more than 130,000 square meters are under construction in Bucharest, most of them in the southern part of the city, another area of interest due to its access to the A2 motorway towards Constan\u021ba.<\/p>\n\n\n\n

Areas with quick access to Henri Coand\u0103 Airport<\/strong><\/h2>\n\n\n\n

Henri Coand\u0103 Airport can be reached by car, public transport or by train from Bucharest’s North Railway Station. Under these circumstances, there are several areas in Bucharest that offer very good locations as well as convenient access to various means of transport.<\/p>\n\n\n\n

The northern part of Bucharest (Pipera, B\u0103neasa, Aurel Vlaicu\/Floreasca), which has developed significantly from a business perspective, provides quick access to DN1, the main road connecting Bucharest to the airport. Accessibility by public transport, including the metro (Aurel Vlaicu and Pipera stations), is also an advantage.<\/p>\n\n\n\n

At the same time, the Aviatorilor area is very well connected by public transport, including the metro (Aviatorilor station) and various bus lines, while also providing easy access to DN1 via Aviatorilor Boulevard.<\/p>\n\n\n\n

Areas in Bucharest and its surroundings with motorway access<\/strong><\/h2>\n\n\n\n

Transport times, as well as logistics costs, can be significantly improved if industrial parks are located close to major road transport routes, particularly motorways. From this perspective, Bucharest and its surrounding areas are highly attractive destinations for logistics operators and developers of logistics and industrial facilities.<\/p>\n\n\n\n

The western part of Bucharest, with access to the A1 motorway (Bucharest-Pite\u0219ti), is one of the most representative areas in this regard, hosting major industrial parks and logistics centers, as well as office projects.<\/p>\n\n\n\n

At the same time, Pipera and B\u0103neasa, located near DN1, which provides access to the A3 motorway (Bucharest-Ploie\u0219ti), are other areas of Bucharest with motorway access.<\/p>\n\n\n\n

The motorway towards the seaside is another point of interest, with the Pantelimon area being the closest location providing access via Bucharest’s ring road.<\/p>\n\n\n\n

As for the surrounding areas, Dragomire\u0219ti, \u0218tef\u0103ne\u0219ti, Chiajna, Otopeni, Voluntari, Mogo\u0219oaia and Jilava have quick access to the motorways around Bucharest.<\/p>\n","protected":false},"excerpt":{"rendered":"
