What are the advantages and what standards must a certified building comply with?"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Real estate asset certifications are an important component of the ESG standards that property owners need to implement in order to reduce the environmental impact of the real estate sector.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to studies, real estate assets are responsible for approximately 40% of global CO2 emissions, and reducing this percentage is a goal for all players in the industry, whether we are talking about construction companies, developers and investors, or tenants. In addition to the environmental component, implementing ESG standards also brings benefits to those who adopt them, with some of the most quantifiable being related to costs.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thus, buildings, whether office spaces, retail schemes, <a href=\"https:\/\/www.cwechinox.com\/residential\/ro\/proprietatile-noastre\/\"><strong>residential complexes<\/strong><\/a> or industrial facilities, can have operating costs up to 30% lower if they are built or upgraded after construction to comply with ESG standards.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What is BREEAM?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In Romania, more than half of the modern Class A real estate stock built after 2009 \u2013 offices, retail and <a href=\"https:\/\/cwechinox.com\/industrial\/ro\/inchiriere\/hale\/\"><strong>industrial and logistics facilities<\/strong><\/a> \u2013 is green certified, with most certifications following the BREEAM standard (33% of certifications). Other certifications obtained by buildings on the local market include LEED and WELL.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Depending on the asset class, the largest number of certified buildings are offices, accounting for more than 40% of total certifications, followed by industrial parks and warehouses, and retail projects, each accounting for approximately 30%.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"877\" height=\"547\" src=\"https:\/\/cwechinox.com\/industrial\/wp-content\/uploads\/2024\/07\/image-1.png\" alt=\"\" class=\"wp-image-3567\" srcset=\"https:\/\/cwechinox.com\/industrial\/wp-content\/uploads\/2024\/07\/image-1.png 877w, https:\/\/cwechinox.com\/industrial\/wp-content\/uploads\/2024\/07\/image-1-300x187.png 300w, https:\/\/cwechinox.com\/industrial\/wp-content\/uploads\/2024\/07\/image-1-768x479.png 768w\" sizes=\"auto, (max-width: 877px) 100vw, 877px\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">BREEAM certification is a standard provided by <a href=\"https:\/\/bregroup.com\/\">Building Research Establishment<\/a>, an institution established in 1990 in the United Kingdom. More than 600,000 buildings are BREEAM certified worldwide.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There are three types of BREEAM certification \u2013 BREEAM New Construction (BNC), which can be obtained during the construction phase of a project;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">BREEAM In-Use (BIU), valid for a period of 3 years and applicable to existing buildings; and BREEAM Refurbishment &amp; Fit-Out (RFO), for projects involving the modernization of existing buildings.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">BREEAM provides a holistic framework for assessing the sustainability of buildings, measuring sustainable value, including assessments, criteria and many other aspects.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This standard is used to specify and measure the sustainability performance of buildings, ensuring that they meet sustainability objectives and continue to operate optimally over time.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A BREEAM assessment uses recognized performance measures, established based on benchmarks, to evaluate the specifications, design, construction and use of a building. The measures cover a wide range of categories and criteria, from energy to environmental impact. Each category focuses on the most important factors, including reduced carbon emissions, low-impact environmental design, climate change adaptation, ecological value and biodiversity protection.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Integrating sustainability measures as early as possible in a project using the BREEAM framework enables the reduction of lifecycle costs and increases asset value, enhances user experience and health, addresses corporate image and CSR requirements, and mitigates risks.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>How to obtain BREEAM certification<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Obtaining a BREEAM certification requires several steps:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Step 1: Finding a licensed BREEAM assessor<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Step 2: Registering the project<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Step 3: Assessing the project<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Step 4: Quality assurance of the assessment<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Step 5: Obtaining the certification<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The project is assessed based on a series of factors that may influence its operation, including: management, water, energy, transport, health and wellbeing, resources, resilience, land use and ecology, pollution, materials, waste and innovation.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What are the BREEAM standards?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A BREEAM-certified assessment reflects the performance achieved by a project and by those involved in it \u2013 the contractor, investor, developer and tenants \u2013 measured against the BREEAM standard and its benchmarks. The rating allows projects to be compared and provides assurance regarding the asset&#8217;s performance, quality and value.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">BREEAM ratings range from Acceptable to Pass (for existing projects only), Good, Very Good, Excellent and Outstanding, and are reflected through a series of stars on the BREEAM certificate.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thus, depending on the specific characteristics of each project, achieving a BREEAM certification level involves implementing a range of solutions, from measures to preserve the biodiversity of the area where the project is located, such as installing bird boxes, to installing electricity meters for each building consumer or making architectural modifications. Other measures that can be implemented include using a minimum number of materials with EPD (Environmental Product Declaration) certification, which indicates the environmental impact of a product, equipping the building with a refrigerant leakage detection system for air-conditioning installations, installing motion sensors for lighting, and providing a minimum number of parking spaces for electric vehicles or car-sharing, etc.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>BREEAM Ratings<\/strong><\/p>\n\n\n\n<figure class=\"wp-block-image size-full is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"975\" height=\"137\" src=\"https:\/\/cwechinox.com\/industrial\/wp-content\/uploads\/2024\/07\/image.png\" alt=\"\" class=\"wp-image-3566\" style=\"width:840px;height:auto\" srcset=\"https:\/\/cwechinox.com\/industrial\/wp-content\/uploads\/2024\/07\/image.png 975w, https:\/\/cwechinox.com\/industrial\/wp-content\/uploads\/2024\/07\/image-300x42.png 300w, https:\/\/cwechinox.com\/industrial\/wp-content\/uploads\/2024\/07\/image-768x108.png 768w\" sizes=\"auto, (max-width: 975px) 100vw, 975px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Advantages of buildings with green certification<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Building certifications according to standards that attest to their environmental sustainability provide a range of short-, medium- and long-term benefits for owners, tenants and the communities in which they are developed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Energy efficiency, which translates into lower energy consumption and better use of resources, has a direct positive impact on building operating costs.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Benefits for the quality of life and health of those using the spaces: ventilation systems and non-polluting construction materials contribute to cleaner indoor air, reducing health risks for occupants, while green building design maximizes the use of natural light and ensures adequate thermal comfort, thereby improving occupant wellbeing and productivity.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At the same time, green buildings promote the use of renewable materials and their recycling, while energy efficiency and the use of sustainable resources contribute to reducing greenhouse gas emissions.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">From an economic perspective, green buildings have a higher market value due to lower operating costs and the benefits they provide to occupants, while also maintaining this value over time. At the same time, occupancy and tenant retention rates are significantly higher compared with buildings in the same areas, while the rents that owners can achieve for such spaces are also higher.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Another important aspect is access to financing and lower borrowing costs that green buildings and their owners may benefit from.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Warehouses and logistics facilities in the Cushman &amp; Wakefield Echinox portfolio with BREEAM certification<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/cwechinox.com\/\"><strong>Cushman &amp; Wakefield Echinox<\/strong><\/a> coordinated the BREEAM Excellent certification process for the almost 500,000 sq. m logistics park portfolio owned by eMAG, one of the largest online retailers in Eastern Europe, in Romania and Hungary. The certification recognizes the environmental performance of the projects through the implementation of energy efficiency measures and actions aimed at reducing their environmental impact.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The largest share of the certified portfolio is represented by the 245,000 sq. m logistics park developed by eMAG near the A1 Bucharest-Pite\u0219ti motorway. The certification project also included the 23,000 sq. m Sameday park in Chitila, Ilfov County, as well as eMAG&#8217;s most recent investment, a 125,000 sq. m logistics facility near Budapest, in Dunaharaszti.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cushman &amp; Wakefield Echinox&#8217;s Project Management Department provides a wide range of construction services, including the management, coordination and supervision of space fit-out projects \u2013 offices, retail, residential, mixed-use, industrial and logistics \u2013 together with the design team, consultants and contractors, throughout all the main stages of the project.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Tenants and owners of real estate properties are increasingly willing to invest in space efficiency measures in order to obtain certifications according to various standards, namely BREEAM, LEED or WELL, even if these involve higher costs.
