The difference between classes A, B, C and D"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The classification of industrial spaces, particularly in the context of commercial and industrial real estate, is often based on criteria such as construction quality, location, facilities and, more recently, sustainability-related features. The usual classifications are Classes A, B, C and sometimes D. On the Romanian market, the existing stock of industrial and logistics spaces falls overwhelmingly into Classes A and B, mainly due to the stage of development of this segment. Thus, 80% of the stock was built over the past 10 years, according to quality and location criteria specific to Class A. In Romania, there is no legislative framework establishing the criteria used to classify an industrial park into one class or another, with the market being guided by a generally adopted set of best practices.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Classification of industrial spaces<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Depending on the year of construction, size, infrastructure and other factors related to construction quality, industrial spaces are divided into classes, from A to D. Here is what each of them represents:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Class A<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Class A spaces are characterized by high-quality construction and finishes. Particular importance is also given to the sustainability component of the project, with significant investments allocated to measures aimed at meeting ESG and sustainability standards.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">These properties are also located in areas with easy access and good visibility and include modern facilities and technologies.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Characteristics:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>located in industrial areas well connected to transport infrastructure, such as motorways, railways or ports, to facilitate the transportation of goods;<\/li>\n\n\n\n<li>equipped with advanced infrastructure, including modern electricity, water supply, sewage and telecommunications systems;<\/li>\n\n\n\n<li>generous spaces, both in terms of total area and ceiling height, allowing greater flexibility in the use of space and facilitating the storage of high-volume goods;<\/li>\n\n\n\n<li>equipped with advanced security systems, such as surveillance cameras, fire alarm systems and controlled access, to protect both staff and stored goods;<\/li>\n\n\n\n<li>energy efficient, using modern technologies for lighting, heating and cooling, and may also include renewable energy installations;<\/li>\n\n\n\n<li>flexible and adaptable to various tenant needs and requirements. They can be configured for different industrial activities, such as manufacturing, storage or logistics;<\/li>\n\n\n\n<li>offer various additional services, such as conference centers, catering facilities, recreational areas or even office spaces;<\/li>\n\n\n\n<li>single-level layout;<\/li>\n\n\n\n<li>construction no older than 2000;<\/li>\n\n\n\n<li>clear height of 12 meters;<\/li>\n\n\n\n<li>minimum floor load capacity of 5 tons\/sq. m;<\/li>\n\n\n\n<li>loading dock height of 120 cm.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Class B<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Class B includes medium-quality spaces, which may consist of older buildings or buildings renovated according to current standards. These properties may be located in areas with good access, although not necessarily as prime as those in Class A. Costs are more affordable, making them a more economical option than Class A spaces.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Characteristics:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>built before 2000;<\/li>\n\n\n\n<li>located in more varied industrial areas, including more peripheral locations or areas less connected to the main transport infrastructure;<\/li>\n\n\n\n<li>simpler and less advanced infrastructure than Class A spaces, including electricity, water and sewage systems that may be older or not modernized;<\/li>\n\n\n\n<li>smaller spaces and lower heights compared with Class A spaces, which may limit flexibility in the use of the space;<\/li>\n\n\n\n<li>clear height of 8 meters;<\/li>\n\n\n\n<li>minimum floor load capacity of 3 tons\/sq. m;<\/li>\n\n\n\n<li>security systems: video surveillance, alarm systems and fire hydrants;<\/li>\n\n\n\n<li>although they may have basic security systems, such as fire alarms or surveillance systems, these may be less sophisticated or less integrated than those in Class A buildings;<\/li>\n\n\n\n<li>lower energy efficiency than Class A buildings, potentially resulting in higher utility costs.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Class C and D<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Class C spaces may consist of older projects or buildings that were not constructed according to current standards. They may be located in more peripheral areas or locations with less convenient access. These properties may require significant investment to bring them up to current standards and attract tenants.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Occupancy costs depending on project classification<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The occupancy costs for companies leasing industrial and logistics spaces consist of rent and service charge.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Rent represents the actual cost of leasing the space, while the service charge represents the cost of space management services.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Rents for industrial and logistics spaces vary from one class to another, as well as from one location to another.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Rents for industrial and logistics spaces have increased since the beginning of last year, reaching a maximum level of \u20ac4.70\/sq. m\/month for Class A parks in Bucharest, Romania&#8217;s main logistics hub.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Rents for Class A spaces in various locations across the country:<\/strong><\/h2>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><thead><tr><th>City<\/th><th>Rent (\u20ac\/sq. m\/month)<\/th><\/tr><\/thead><tbody><tr><td>Bucharest<\/td><td>4.70<\/td><\/tr><tr><td>Timisoara<\/td><td>4.30<\/td><\/tr><tr><td>Ploiesti<\/td><td>4.30<\/td><\/tr><tr><td>Cluj-Napoca<\/td><td>4.65<\/td><\/tr><tr><td>Brasov<\/td><td>4.30<\/td><\/tr><tr><td>Pitesti<\/td><td>4.30<\/td><\/tr><tr><td>Sibiu<\/td><td>4.30<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">Rents for Class B and C spaces are generally up to 25\u201330% lower than those for Class A, representing a more affordable solution for smaller companies.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As for the maintenance costs of industrial spaces, these vary depending on the classification, but are comparable when it comes to location.
