The development of industrial and logistics parks nationwide has taken into account the specific characteristics of each area. Bucharest has attracted almost exclusively investments in logistics parks accommodating companies from the FMCG, retail, e-commerce, logistics, distribution and warehousing sectors. This is also explained by the fact that 60% of national consumption is concentrated in Bucharest and the surrounding area.
The largest logistics parks in Bucharest are located along the city’s main exits, generally in areas with easy access to road transport infrastructure.
For this reason, the development of industrial and logistics parks, not only in Bucharest but also nationwide, has taken place in parallel with the expansion of the motorway network and modern roads.
Given this context, the A1 motorway towards Pitesti has attracted the most significant investments in industrial parks in the country, with CTPark Bucharest West, CTPark Bucharest and P3 A1 Logistic Park among the largest and most successful projects.
On the other hand, cities such as Timisoara, Craiova, Brasov, Pitesti and Ploiesti, which are also important hubs in this market segment, have attracted both companies interested in expanding their logistics operations or optimizing their supply and distribution chains, as well as manufacturing companies, given the industrial heritage of these markets.
In Timisoara, the largest industrial parks are VGP Park and Timisoara Industrial Park, both with areas exceeding 140,000 sq. m. CTP also has a significant presence in the city, owning more than 220,000 sq. m of logistics space, while WDP owns 136,000 sq. m.
In Brasov, Industrial Park Brasov (ICCO) is the largest industrial park, while the presence of developers WDP, VGP and CTP continues to expand.
Ploiesti stands out through the diverse mix of tenants in the industrial parks developed in the city, with Ploiesti West Park, covering 236,000 sq. m in Aricestii Rahtivani, being the largest project in the area.
Automobile Dacia, Faurecia, Arctic, Leoni, Caroli and Ospan are among the largest tenants of logistics parks in Pitesti, a city that has benefited equally from investments in warehousing space and facilities dedicated to manufacturing activities.
