Companies that lease industrial facilities, either for manufacturing activities or to use them as storage spaces for the products they manufacture or sell, can pay up to €70 per square meter per year, depending on the location and the specific characteristics of the space. The cost includes the quarterly rent, as well as administration and maintenance expenses (service charge), and is calculated per leased square meter.

How much does it cost to rent an industrial facility?

The rental cost represents the rent paid by a company for the space it occupies and is generally calculated in €/sq. m/month.

Industrial facility rents vary from one project to another, as well as from one location to another, whether we are referring to different locations within the same city or to different cities/areas. The classification of the space is also a factor influencing the rental cost.

In Romania, the highest rents are recorded in the country’s main industrial hubs, namely Bucharest, Timisoara, Arad, Ploiesti, Pitesti and Cluj, where they range between €4.30 and €4.70/sq. m/month.

The largest share of the operating costs of an industrial facility is represented by property taxes, which can account for up to 50% of the total. Another category of costs with a significant contribution to the maintenance expenses of an industrial facility is technical maintenance.

Maintenance costs are calculated per square meter of the facility and range between €1 and €1.20/sq. m/month. Service charge costs vary depending on the location, with the final level being influenced by taxes, property taxes and labour costs.

For example, for a 2,500 sq. m facility, maintenance costs (service charge) amount to €2,500–3,000/month, or €30,000–36,000/year.

In addition to the service charge, companies leasing industrial facilities must also pay utility costs, which are calculated according to consumption, plus their share of the consumption associated with common areas.

In this case, costs vary from one company to another, depending on the nature of their activities and the size of the facilities they occupy.

It should be noted that utility costs can be positively influenced by energy efficiency measures implemented by the owner, such as the installation of solar panels, water pumps, etc.

Other potential costs when leasing industrial facilities

In addition to the costs listed above, tenants of industrial facilities are also responsible for cleaning the interior of the facility, for which each company generally contracts its own service provider. Common areas and the exterior of the industrial facility are the responsibility of the owner.

In conclusion, the annual budget required to occupy an industrial facility, including rent and service charge, can reach €71/sq. m. Thus, for a 2,000 sq. m space, the occupancy cost can reach €142,000/year.
