01The Challenge
Our Asset Services team managed to successfully take over the Floreasca Park office project, a core office building in Bucharest new CBD (Floreasca – Barbu Văcărescu area), with a strong tenant mix, Oracle being the anchor tenant. The challenge consisted in solving any existing issues and in monitoring that all contractual aspects are respected.
02The Solution
We verified the performance of all service providers’ and implemented regular property inspections for the technical and facility management services, equipment maintenance, cleaning, security, gardening, access control, waste and energy management.
03The Results
We realized the reconciliation of the service fee for 2020, as well as the rent indexation. We prepared and submitted the documentation for obtaining the BREEAM certification. We received positive feedback from all tenants’ surveys. We focused on emphasizing the project’s green area by improving its design. We managed fit-out works to provide working spaces and temporary arrangements for a tenant to carry out the activity without interruptions (3,500 sqm out of a total of 22,000 sqm over 4 months).
