Bucharest, April 2025: The Cushman & Wakefield Echinox real estate consultancy company exclusively sells a historically listed villa in the Northern part of Bucharest, located on Aviatorilor Boulevard. Built in 1934 and designed by the renowned architect Duiliu Marcu, the property stands out for its architecture and prestige, along with its incredibly rich history.
Raluca Plaviță, Head of Residential Agency Cushman & Wakefield Echinox: “The prime property market in the Northern area offers rare and unique opportunities for those who aim to invest in the exclusive segment in portfolio properties located in truly prestigious parts of Bucharest, such as Kiseleff, Aviatorilor, Primaverii or Dorobanti, where prices can vary significantly depending on location, size and property specifications. The historical monument villa that our company is promoting exclusively perfectly illustrates the features requested by customers: exclusive location, direct and generous frontage, modern facilities and authentic architecture.”
The villa was fully refurbished and consolidated in 2013, keeping the original elements which define the interwar period style. The building has a height regime of UG+SB+GF+2F and offers mixed functionalities, mainly A – class office spaces, as well as an exclusive apartment on the top level.
The underground and demi-basement spaces include five offices, bathrooms, reception areas, archives and storage, while the ground floor and the 1st floor each benefit from large open spaces of ~100 sq. m, with two bathrooms on each level and a kitchenette. The parking lot in the courtyard can fit 8 cars and is equipped with a de-icing system.
The property has multiple modern facilities, including a Schindler elevator with a capacity of 9 people, generator, radiant panel air conditioning, chiller, access control system, CATV, video surveillance system, electric gate, fire detection system and Vratza flooring (natural stone).
The property has a gross built area (GBA) of 715 sq. m, on a plot of almost 800 sq. m, with a compact courtyard of 600 sq. m.
Raluca Plaviță, Head of Residential Agency Cushman & Wakefield Echinox: “The demand for refurbished premium properties suitable for offices or for diplomatic missions in elite areas far exceeds the supply. In the present context characterized by numerous difficulties related to the permitting process pertaining to the refurbishment or extension of old buildings in these areas, we are facing constant price surges. The refurbished and consolidated properties are distinguished by high quality finishes and modern facilities. Most often these are historical buildings restored over a minimum period of 2-3 years, without considering the necessary timeframe required to obtain permits, especially in the case of historically listed properties situated in protected areas. These buildings maintain or even increase their value over time, regardless of the economic context and therefore represent safe and long-term investment opportunities, while offering the possibility of a safe exit, given the high interest in such products.”
Duiliu Marcu is one of Romania’s most famous architects, known for designing numerous public institutions, including the Victoria Palace, the current seat of the Romanian Government, the CFR Palace, the Elisabeta Palace, the Library of the Romanian Academy and the Military Academy in Bucharest.
