AN INTERNATIONAL MANUFACTURING COMPANY

01The Challenge

A major international manufacturing company decided to reduce the leasable area while maintaining flexibility for their future expansion plans, yet to maintain competitive occupational costs.

02The Solution

Cushman & Wakefield Echinox office team successfully managed to develop a stay vs go scenario, in order to create leverage in the negotiation process both for the renewal option and in the same time for a new lease acquisition. Understanding the Client’s operational requirement, C&W focused on the market in Bucharest city’s Central Business District (CBD) and the Grade A office buildings within the CBD.

03The Results

Relying on C&W’s market knowledge and established relationship with the landlords in the market, the Client was able to secure an option that meets their operational and flexibility requirements achieving and negotiating more incentives- such as rent-free months and above market standard fit-out contribution from the Landlord.
