01The Challenge
The Zenith Conference & Spa complex in Mamaia is one of the most prominent hospitality assets on the Romanian seaside, combining leisure, wellness, and business tourism facilities within a prime seafront location.
The challenge was to structure and complete a sale process that reflected the hotel’s scale, positioning, and unique characteristics, while identifying a buyer with the vision and market expertise to further develop the property. Given increasing investor interest in seaside hospitality assets and the strategic importance of Mamaia as a national tourism destination, the transaction required a carefully managed process and deep sector knowledge.
02The Solution
The owners appointed Cushman & Wakefield Echinox to manage the sale process through its Capital Markets division. The mandate was led by Mihaela Pană, Partner, Private Investments, and Cristi Moga, Head of Capital Markets, drawing on their extensive experience in hospitality and investment transactions.
The advisory approach focused on aligning the asset with investors active in the Romanian hospitality sector and capable of leveraging both leisure and business tourism demand.
03The Results
The transaction concluded successfully with the acquisition of Zenith Conference & Spa by the owners of Steaua de Mare Hotels & Resorts, a strong local hospitality group based in Eforie Nord. The deal reflects the growing appetite for high-quality seaside hotel assets and reinforces the role of local investors in shaping the next phase of development of the Romanian tourism market.
