01The Challenge
Our Asset Services team managed to successfully take over the Floreasca Park office project, a core office building in Bucharest new CBD (Floreasca – Barbu Văcărescu area), with a strong tenant mix, Oracle being the anchor tenant. The challenge consisted in solving any existing issues and in monitoring that all contractual aspects are respected.
02The Solution
We verified the performance of all service providers’ and implemented regular property inspections for the technical and facility management services, equipment maintenance, cleaning, security, gardening, access control, waste and energy management.
03The Results
We prepared & submitted the documentation for obtaining the BREEAM certification, we focused on emphasizing the project’s green area by improving its design & we received positive feedback from all tenants’ surveys. We managed fit-out works in order to provide working spaces & temporary arrangements for a tenant to carry out the activity without interruptions (3,500 sqm out of 22,000 sqm over 4 months). We set up with the landlord weekly and monthly reporting and we managed to increase the collection rate up to 99%, while also decreasing the service charge value by 18%.
