01The Challenge

Focșani Mall is the largest retail development in Vrancea County and serves as the primary shopping destination for over 300,000 people. Originally delivered in 2008, the project entered insolvency and was eventually taken over by KBC Bank in 2015. After nearly a decade of operation, the bank decided to divest the asset to a specialized owner-operator.

02The Solution

In our sales process, we highlighted the mall’s dominant position within Focșani and the wider Vrancea County, as well as its unique tenant mix—featuring brands such as Carrefour, Brico Depot, Decathlon, H&M, C&A, and New Yorker, all of which have their sole presence in the region within Focșani Mall. Additionally, we emphasized the potential for value creation through targeted investments and operational improvements aimed at maintaining and strengthening the mall’s market leadership.

03The Results

We engaged with nearly 50 local and international investors, signed over 10 NDAs, and presented 7 competitive offers to the seller. Following a comprehensive qualitative and quantitative evaluation, M Core Group from the UK was selected as the preferred bidder and given the opportunity to complete the transaction. Despite a challenging market environment, we successfully closed the deal within 12 months of launch.
