01The Challenge

Lion’s Head, a real estate investment fund with an established portfolio of income-producing commercial assets in Romania and Bulgaria, identified Romania’s industrial and logistics sector as a strategic area for expansion. As demand for modern logistics facilities continued to accelerate, driven by growing domestic consumption and the expansion of e-commerce, Lion’s Head aimed to secure land suitable for future large-scale development.

The key challenge was identifying a plot large enough that combined strategic positioning with long-term development potential. The location needed to benefit from strong transport infrastructure, proximity to Bucharest, and direct access to major national and international routes, while also supporting Lion’s Head’s ambition to enter the real estate development segment for the first time in Romania.

02The Solution

Our team assisted Lion’s Head in acquiring a 15-hectare plot in Popesti-Leordeni, located in a key road node just a few kilometers from the Bucharest Ring Road and in close proximity to the future A0 motorway. This area has emerged in recent years as one of the most attractive locations for industrial and logistics developments, due to its high-quality road infrastructure and excellent connectivity to core transport corridors.

The advisory approach focused on aligning the investment with long-term market fundamentals, positioning Lion’s Head to capitalize on the southern Bucharest area’s transformation into a new industrial development hub.

03The Results

The successful acquisition marked Lion’s Head’s expansion into the Romanian industrial market and its debut in the real estate development segment. The transaction strengthened the fund’s local presence beyond office assets and created the foundation for future logistics and industrial developments in a high-growing area.
